Guelph’s Real Estate Market
January 1st, 2026 to June 30th, 2026
After pulling statistics from the first half of this year, a few key points are worth mentioning:
- While detached homes are selling in every neighbourhood, the Grange neighbourhood, at 57 sales, has seen the most action.
- Detached houses in the Ward and Dovercliffe neighbourhoods have sold quickest with a median of 12 days on market. The Village By The Arboretum has been slowest to sell with a median of 109 days on market. Most other neighbourhoods have been around the 13-19 days on market with a couple neighbourhoods sitting around 3-4 weeks.
- Kortright East detached homes continues to see the highest median sale price at $1,225,000.
- Kortright Hills detached homes saw the second highest median sales price at $1,115,000, then Pineridge/Westminster Woods at $989,500, followed by Dovercliffe at $965,000.
- The Ward and Junction detached homes are seeing the lowest median sales prices at $660,000 and $665,000 respectively.
- All other neighbourhoods ranged within the $700,000s and $800,000s for detached homes.
- Condo apartments in the South end had a median sale price of $469,171, while sitting near longest, at 41 days on market. Considering the time of year and the way condo sales have been in Ontario lately, that’s not surprising. Days on market has already reduced this month as investors are gearing up for September. The North end landed at $432,500 with 28 days on market.
- The 58 condo townhouse sales in the South end had a median sale price of $647,500 while the North end’s 68 sales were quite a bit lower at $504,000. Most were selling around the 1 month point.
- 18 freehold townhouses sold in the South end with a median price of $754,250 in 19 days. 30 freehold towns sold in the North end with a median price of $714,000 in 21 days.

The takeaway? Guelph is not a one-size-fits-all market. Your street, your home type, and your condition all matter more than the citywide average.
Why Your Home's Value Isn't Just "The Average"
It's tempting to look up a city-wide average and assume that's roughly what your home is worth. But averages can be misleading. A change in average home price is often driven by a shift in the mix of homes selling. For example, more budget-friendly condos selling relative to detached homes, or vice versa, rather than every home simply gaining or losing value.
That's why a real valuation looks at homes genuinely comparable to yours: same neighbourhood, similar size, similar age and condition, and sold in the last few months.
Three Ways to Estimate Your Home's Value
1. Online Home Value Estimators: Tools from sites like Zolo, Wahi, or HouseSigma can give you a quick ballpark based on recent sales and public data. They're a good starting point, but they can't account for renovations, a finished basement, or a premium lot, so treat the number as a rough range, not a listing price.
2. A Comparative Market Analysis: (CMA) This is the tool real estate agents use daily. A CMA compares your home to similar properties that have recently sold, not just listed, in your specific neighbourhood. It accounts for square footage, lot size, upgrades, and current buyer demand. This is typically far more accurate than an online estimator and is usually offered free by local agents.
3. A Professional Appraisal: For the most precise number, especially useful for refinancing, estate planning, or a private sale, a licensed appraiser will conduct an in-person assessment. This comes with a cost, but it's the gold standard for accuracy.
Factors That Move the Needle on Value in Guelph
- Neighbourhood: South-end subdivisions like Westminster Woods and Kortright East have held demand well, while pricing in older, established areas closer to downtown can vary widely based on lot size and character.
- Property type: Recent sales data shows a clear price gap between condos/townhouses and detached homes in Guelph, with detached homes commanding significantly more on average.
- Proximity to the University of Guelph: Areas near the university tend to draw steady interest from both investors and first-time buyers, which can support demand even when other segments soften.
- Condition and updates: Kitchens, bathrooms, and mechanical systems (furnace, roof, windows) still move the needle the most on perceived value.
- Time on market trends: Months of inventory (MOI), a measure of how long it would take to sell all current listings at the current sales pace, is one of the clearest signals of whether it's currently a buyer's or seller's market, and that balance shifts your negotiating position either way.
So, What's Your Home Actually Worth?
Online tools can get you in the right neighbourhood, literally and figuratively. But if you're seriously considering a move in the next 6-12 months, the smartest first step is a free, no-obligation Comparative Market Analysis.
